About Riverside Park
Riverside Park, developed by Infinity Investment Group, is a growing community located in the suburb of Albert Town just 3 minutes drive to the Wanaka shops and schools, close to the beautiful Clutha River and Mount Iron scenic reserve. Set over 43 hectares, this development has extensive open spaces, tree lined streets, and is well connected to established walking and cycling trails.

Are there parks and reserves?
A picturesque wetland reserve, made up of 3 heavily planted large ponds and surrounded by cycling/walking tracks has been created in Riverside Park. This area is already home to numerous fauna and flora with a few local sculptures tastefully arranged around the water's edge. The wetlands provide an interesting excursion for young children to feed the birdlife, and a place to relax and take in the scenery. There is a substantial reserve of Kanuka along an escarpment, which not only provides a habitat for birds but also has a walking and cycling trails connecting to Mt Iron and into Albert Town/Clutha River. Three other reserves, a play area and double tennis courts provide plenty of options for outdoor activities for all the family.

What recreation is on offer in and around Riverside Park?
Riverside Park has excellent recreational opportunities right at its doorstep, ranging from cycling along the Clutha River, strolling up Mount Iron to take in the panoramic 360 degree views of the region, and longer trails along a network that connects you to Lake Wanaka, Hawea or Luggate. Boat access close by to the Clutha River and Lake Wanaka are perfect for water sports and fishing. Are there any community facilities?
An outstanding on-site community facility is provided at the centre of Riverside Park. This unique facility includes a heated swimming pool and children’s pool, a large hot pool, 4 built-in gas barbecues, outdoor furniture, a half basketball court, and a gym, showers and toilets and community club room. This area is perfect for keeping fit, relaxing and enjoying time with your family and friends.

The community buildings and amenities are owned by an Incorporated Society run by local Riverside Park residents. Access is exclusively by membership only. This membership is available to anyone living in the Wanaka area.  Membership involves a small monthly fee, paid by automatic payment which entitles each member household to a swipe card for access.

Where are the nearest shops and amenities?
Albert Town has its own convenience store and a tavern which are within walking distance. The main Wanaka shops are only a short drive away via Aubrey Road or the Wanaka-Luggate Highway.

What utilities are offered within the subdivision?
This subdivision offers water, sewage, reticulated gas, and power connected to each block. High speed fibre optic telecommunications are available to every site. All of these services are concealed underground. Before you buy a home in Wanaka, check to see if it has the convenience of reticulated gas and fibre optic cabling.

Are there any schools or pre schools within this development?
Oanaka Educare limited has opened its second pre-school in Wanaka on Riflemen Street within Riverside Park. This facility has proved very popular amongst residents both within and surrounding the subdivision and places are filling fast. This centre incorporates 3 separate areas for infants, toddlers and pre-schoolers during the hours of 7.30 am to
6 pm Monday to Friday, with the goal of providing “ a friendly, welcoming environment where children feel safe and where their natural love of learning is enhanced and encouraged”.

Residents are within approximately 3 minutes drive of Wanaka Primary School and Holy Family Primary School and approximately 5 mins from Mount Aspiring College.

Do I need resource consent to build at Riverside Park?
If you comply with all relevant Site and Zone Standards contained in the Queenstown Lakes District Council Partially Operative District Plan then you will not require a resource consent. In the rare instance your dwelling design is unable to comply with all the relevant Site and Zone Standards then the Lakes Environmental or Council planners will be able to advise you on the correct procedure in regards to resource consent matters.

Do I need any other approval to build?
Prior to submitting a building consent application to the Consent Authority for approval and prior to the commencement of building the owner of each lot needs to obtain the written approval of the vendor. Details are contained in the Sale and Purchase Agreement; in brief this includes submitting a site plan showing the location of all buildings, landscaping and vehicular access points, a floor plan, house elevations showing all exterior finishes and colours, and general compliance with the Design Statement & Built Form Guideline. What are the main entry and exit points to the Riverside Park development?
Access is from Sherwin Avenue and Frye Crescent and when the entire subdivision is complete there will be an access directly from Aubrey Road.

Can I on-sell my section?
Once you have a fully completed a Sale and Purchase Agreement you are entitled to on-sell your section. In the event of any sale the obligations to the vendor you held under the first agreement are transferred to the new purchaser. You need to advise the vendor immediately of any such on-sale transaction.

Why are there covenants on the title?
There are controls placed on the land titles for the purpose of enhancing the value of the development, the privacy, peace and security of the occupants of Riverside Park and the quality of the environment within the subdivision. Most purchasers and builders find that these are common sense and easy to comply with.

Are there any restrictions on the type of dwelling that may be built?
Yes there are some restrictions that are designed for the benefit of all residents and owners of Riverside Park. Again most purchasers and builders find that these are reasonable and straightforward to comply with. Are there any restrictions on subdividing a section?
Council consent is required for any subdivision of Lots in Sub-zone A and B of the Riverside Park Master Plan. Sections in Sub-zone C of the Riverside Park Master Plan may not be further subdivided in terms of the Council consent to subdivision.

What are duplex lots?

Some of the sections in Riverside Park are duplex Lots. These sections are capable of containing a duplex style home and will be subdivided by the Vendor into two separate titles. The minimum lot size per title is 400 square metres. The Vendor will provide each lot with a set of services (storm water, sewage, water, underground power, telecommunications and gas reticulation) for each separately titled lot. Purchasers will be able to construct a dwelling on each lot as a duplex development, providing an integrated building which is in fact two separate homes. This allows for a variety of dwelling types and is a cost effective solution that still protects the streetscape within Riverside Park.

Are there any restrictions on the type of fencing material?
Yes, please refer to the covenants for Riverside Park and the Design Statement & Built Form Guidelines.

Who owns rights of way, access lots and lanes?
Rights of way are owned by the lot owners whose vehicular access onto the section is via the right of way. Access lots are normally owned by the lot owners whose section adjoins the access lot. The lanes are owned by those lot owners whose vehicular access onto their section is required to be accessed from a lane.

What is reticulated gas?
Reticulated gas means continually flowing gas through underground pipes. This means there is no need to continually change gas bottles or chop firewood, and you have the ability to install instantaneous gas hot water systems, gas cooking and gas heating systems in your home.

Tell me about fibre optics?
Fibre optic technology is recognised around the world as the best way to transfer data at great speed and in unlimited volume. Fibre optic cabling is being installed progressively to parts of New Zealand over many years. At Riverside Park there is fibre optic cabling ready to connect to now. Put simply this means you will be able to arrange an internet connection at vastly superior speeds and capacity (bandwidth) than is available now when compared with ADSL, ADSL2 or wireless broadband. This will make working from home easier, downloading music and movies a dream, and in the future allow options such watching live TV and movies. For information about this infrastructure click here

If internet speed and capacity is important to your family you should choose to live in a street that has fibre optic cabling. Some of the services you will be able to use are:

Since Telecom relies on the fibre optic cabling for delivering telecommunications within Riverside Park, you must have your house connected to the fibre optic cabling network should you wish to have a landline (read more about this in the how to connect section).

How to connect to fibre optics and/or a phone line?
To have a phone line and/or make use of the fibre optic broadband you need to connect to the fibre optic system. There are two steps you need to take:

1. Advise your house builder at the outset that you require a home connected to the fibre optic system. The builder will make provision for the physical connection. This connection entails running the cabling up to the home, wiring throughout the home, and a connection box in the home (usually the garage).

2. Before you occupy the home arrange a connection plan with the service provider. Currently there is a single service provider, 2 Degrees Mobile, phone 0800 022 022 or www.2degreesmobile.co.nz

You do not have to make the fibre optic connection now however  not doing this first makes a connection after you have built the house, for you or future purchasers, more costly and inconvenient. You will also not have the option to use a landline until a fibre optic connection is made, that is why we strongly recommend, as a minimum, a physical connection is made to all homes.

Which builders can I choose?
There are no restrictions on who you can choose to build your home. Many residents choose to work with popular South Island home builders to design and build their dream homes while others try their hand at DIY. Plans must be approved by our in-house architects but if they are in keeping with the Queenstown Lakes District Council guidelines there is rarely any problem.

Tell me more about Albert Town
Albert Town was a sleepy little holiday and farming area for many years, at the confluence of the Clutha and Cardrona Rivers. In recent times this area has effectively become a suburb of Wanaka with upgrading of road connections, development of housing, reserves, walking trails, and a childcare facility. The construction of the Albert Town Tavern and convenience store has provided a focal point for locals. Albert Town is now closer to the centre of Wanaka than some newer parts of Wanaka, such as Beacon Point. As Wanaka has grown schools, shops and childcare have developed to the north of the town, making them easily accessible off Aubrey Road, which connects directly to Albert Town.
